Which Florida Sod Type Fits Your Lawn?
Choose the grass for the conditions you have and the care you can provide. St. Augustine, Zoysia and Bahia differ in appearance and maintenance; no single choice fits every Apopka or Orlando property.
Use these comparisons to prepare for an estimate, then confirm the particular cultivar and availability with King Kutz. A grass family name is only a starting point—varieties within that family can perform differently.
St. Augustine: broad blades and cultivar-specific shade tolerance
UF/IFAS describes St. Augustine as Florida’s most commonly used lawn grass. It has broad blades, and some cultivars tolerate shade better than others. Repeated traffic can be a weakness; it is not the automatic answer for a heavily used play path.
Ask which cultivar suits the actual light at your property. Floratam, for example, has poorer shade tolerance than some other St. Augustine cultivars. Do not treat a product labeled “shade tolerant” as a promise that grass will thrive in dense shade.
Zoysia: dense turf with a maintenance commitment
Zoysia can form a dense lawn, but texture, mowing needs and growth vary by cultivar. UF/IFAS emphasizes that its maintenance differs from other Florida lawn grasses. It still needs appropriate fertility and may need supplemental irrigation during dry periods.
Discuss the mowing equipment and care you intend to use after installation. A dense, fine-looking lawn is not necessarily a low-maintenance lawn, and choosing by appearance alone can leave the upkeep mismatched to your plans.
Bahia: a practical option for a less formal lawn
UF/IFAS identifies Bahia as a lower-input grass suited to sandy soils, larger lots and situations with limited irrigation. Its appearance is generally more open than the dense carpet associated with some other lawn grasses, and it produces visible seed heads.
Established Bahia can turn brown during extended drought. That tolerance does not remove the need to water newly installed sod while it roots. Discuss the variety, desired finish and establishment plan before choosing it mainly to reduce future upkeep.
